Early last summer I was contacted by some folks who lived in California and had a farm in Nebraska to sell. Where the heck do you find an agent who knows how to sell and who will treat you fairly when you live 1,400 miles away?

YoPauly (part of his email name) called me that day in June of 2021 and asked if I could help sell their family farm or if I did not work in their part of the state, would I refer them to someone.
While on the phone, I pulled up data on the farm that was located about 120 miles from my home office and knew immediately I could help them. 120 miles for me is about 1 hour and 40 minutes as we have a major highway a few mile away from my office.
From my office to the farm 120 miles away was 5 stop signs total.
We went through the details and eventually got to the listing papers after I completed my Due Diligence and viewing of other area farms and pricing study.
I asked the Seller how he found me and he said he and wife had read my Bio on the internet and some articles I had written.
The final sale price was $1,200,001. The 1 $ is a story for another time!
The new owner took full ownership possession in March and was a joy to work with as well. We had many hoops to jump through on both the buyer and seller sides.
Heck the Buyer even got married during all of this and he was decorating the dance hall the night before he got married when I called to tell him his offer was accepted! (His wife told me two things at closings...he was in a much better mood after my phonce call...and she realized that she would be in massive debt when she signed the papers at closing. But it was a happy closing)
For the buyer...it was going through the First Time Farmers program for younger farmers...think paperwork similar to a VA loan buyer. And dealing with a nervous Bride.
For the seller it was a couple of small clouds on the title, distance, family, and a need for a couple quitclaim deeds plus a 1031 Exchange.
I worked with a wonderful lady from Nebraska Title based out of Crete, NE. She was the reason this closed as she was able to get the clouds cleared on the title.
There also were two great lenders and a patient buyer and seller who listened to my guidance and suggestions.
For me, I knew there was light at the end of the tunnel...and there were times when the buyer and/or seller needed to be reassured that there was indeed light that they would soon see!
A challenge...yes...rewarded at the end by a happy Seller...happy Buyer...and a well earned and healthy commission.
I was talking with the seller on the phone a day after closing and I said I wanted to confirm where he found me. Without hesitation he said his wife does research for a University for a living. She found my Active Rain Bio and liked what she read. He also said she is sharing the site with others after their success with the farm.
That means only one thing: Active Rain is an awesome place to find business!!
